Fitness center, garden terrace and sky deck renovation at ASA Flats & Lofts, Portland

ASA Flats & Lofts in Portland’s Pearl District needed its resident amenities brought up to the standard of the building. In summer 2025 Apex renovated the fitness center, the garden terrace and the sky deck while the community stayed open.

The brief

Renovate the resident fitness center with new flooring, finishes and a layout that works for the equipment residents actually use.

The challenge

An amenity inside an occupied mid-rise, with equipment to protect or move, and residents expecting the room back quickly.

What we did

In the fitness center, protected and staged the equipment, installed new wood-look resilient flooring and refreshed finishes and mirror walls; then renovated the garden terrace and sky deck, resetting each space zone by zone.

The result

A finished fitness center with new flooring and a clean, bright layout, returned to residents in about three weeks of site work.

ASA Flats & Lofts is a multifamily community on NW Marshall Street in Portland’s Pearl District. In June and July 2025 Apex renovated the resident fitness center, the garden terrace and the sky deck while the community stayed open.

Amenity work inside an occupied building is mostly about the order of operations. Equipment has to move without damage, flooring needs a clean, flat substrate and time to settle, and residents want the room back as soon as possible, so each zone was finished and reset before the next was opened.
