Milo Apartments, Albuquerque, New Mexico: property-wide capital program by Apex Contracting
Trade Partners

Work with Apex

We are always looking for trade partners who show up, price honestly and finish clean — across 17 states and every asset class we build.

Trade Partners

What working with Apex looks like

We are a general contractor, which means most of what we sell gets built by trade partners. How we treat those partners decides whether the schedule holds — so we try to be the contractor you want to take a call from.

Scope you can price

You get the same documents we price from, including the RFI log. No discovering the real scope at the walk-through.

Schedules that hold

Sequencing is set before you mobilize. If it slips on our side, you hear it from us the same day.

Paid on terms

Pay applications processed on the schedule in the agreement. Retention released when the closeout documents land, not a quarter later.

One point of contact

A superintendent and a PM who know your scope. Not a phone tree.

Process

Getting prequalified

01

Send the packet

Company profile, trade licenses, the markets you cover and three references on comparable commercial work.

02

Insurance and compliance

Current COI with the limits the work requires, W-9, safety program and EMR. We will tell you exactly what a given project needs.

03

A first project

We start most new partners on a defined scope so both sides can see how the other works before anything larger.

04

Into the rotation

Partners who perform get first call on work in their market, and get paid on the terms we agreed.

Subcontractor FAQ

Common questions

What do you need to prequalify us?
Trade licenses for the states you work in, a current certificate of insurance, a W-9, your safety program and EMR, and three references on commercial work of similar size. Send what you have and we will tell you what is missing.
Do you self-perform?
In some markets and some trades, yes. That does not change what we buy — most scopes on most projects go to trade partners, and self-perform crews are held to the same schedule and the same documentation.
How do payments work?
Pay applications on the schedule in the subcontract, with lien waivers exchanged as required. Retention is released once closeout documents and warranties are in. If something is holding up a payment, you will hear the reason from your PM rather than silence.
We only work in one metro. Is that a problem?
No. Most of our partners are local specialists. Depth in one market is more useful to us than thin coverage across several.
