What owners and asset managers ask first

The five questions that come up on almost every first call.

How fast can we get a number we can budget against?
For a standard scope with the site walk done, a conforming bid plus the RFI log typically comes back in five to ten business days. Larger capital programs take longer and we give you the date up front.
Do you self-perform or subcontract?
Both, and we tell you which before you sign. Carpentry, finishes and much of the exterior work is self-performed in our core markets, including roofing, envelope and high-volume coatings. Specialty trades come from a prequalified local bench.
Can you work in a fully occupied property?
It is most of what we do. Occupied-unit turns, exterior programs on leased communities and amenity work during lease-up all run under a published protocol — resident notices, defined access windows, daily site restoration and a protected tour path.
What does a free property condition walk actually include?
We walk the asset with your team, document conditions and hand back a phased, priced capital plan you can budget against. No charge, and no obligation to bid the work to us.
Who is on my job after day three?
A named superintendent on site and a project manager who answers the phone. Not a rotating cast, and not a dispatcher.
