Roofing, cladding, waterproofing and siding put back to manufacturer and code spec, with the warranty documentation that proves it.
Roofing, cladding, waterproofing and siding put back to manufacturer and code spec, with the warranty documentation that proves it.
Building envelope restoration repairs the roof, cladding, siding, windows and waterproofing of a building after a loss or long-term failure, and returns them to manufacturer and code specification. Apex self-performs roofing, painting and coatings, documents each assembly for the warranty and the claim file, and phases the work so the property stays occupied.
After a loss, envelope restoration is the work that decides whether the building is actually closed back up or just looks like it is. Roofing, cladding and waterproofing put back to manufacturer and code spec, with the documentation to prove it, is what protects both the asset and the claim.
Because we self-perform roofing, the restoration of the most exposed assembly on the building is done by our own crews under our own warranty rather than subcontracted out at the busiest possible moment.

Manufacturer warranties at closeout
The line items we carry on a envelope restoration scope, and what each one actually covers.
Roofing and cladding replacement
Full assemblies restored to manufacturer specification with warranties registered.
Waterproofing and sealants
Transitions, joints and penetrations detailed properly, which is where post-loss repairs usually fail.
Documented manufacturer warranties
Inspection records and warranty packages delivered as part of closeout.
Self-performed roofing
Our own roofing crews on an Apex contract, which matters most after a regional event.
Window, door and opening restoration
Openings reset and flashed correctly rather than patched back into a damaged wall.
Temporary weather protection
Dry-in maintained continuously between stabilization and permanent repair.
Four stages, one contract. Nothing here is a handoff to somebody else.
Document the damage
Condition captured assembly by assembly, tied to the loss rather than to the age of the building.
Specify to code
Assembly specified to current code with the upgrade broken out on its own lines.
Build dried-in
Nothing open overnight, every opening dried in before the crew leaves.
Register the warranty
Manufacturer inspection during the work and the warranty package delivered at closeout.

Continuous dry-in
The building stays protected from the first tarp to the final assembly. No gaps where weather can add to the loss.
Spec, not approximation
Assemblies restored to the published spec so the warranty is real and the claim record is clean.
Pre-loss versus upgrade
Restoration scope and elective upgrades priced separately so the claim stays clean.
Two contractors can price the same building a long way apart and both be honest about it. These are the variables that explain the gap — worth asking every bidder, not just us.
Damage versus wear
A carrier pays for the loss, not for the deferred maintenance around it. Separating the two cleanly is what gets a scope settled.
Assembly and code
Putting the envelope back to current code is often a step up from what was there. Priced as ordinance and law, separately.
Access and staging
Swing stage, lift or scaffold on a mid-rise, and where it can be staged on an occupied property.
Manufacturer requirements
Warranty terms drive detail, inspection and sometimes the crew. Worth knowing before the assembly is chosen.

The trades that decide whether this scope holds up are ours. Everything else runs through trade partners we have used in that market before, on our contract and our warranty.

What is building envelope restoration after a loss?
Envelope restoration returns the roofing, cladding, windows, waterproofing and siding damaged in a loss to manufacturer and code specification. It follows emergency stabilization and is often required before interior rebuilding can start. Apex restores the envelope with the inspection records and warranty documentation that prove the work was done to specification.
Who pays for code upgrades during an insurance repair?
Code upgrades triggered by the repair are typically covered only if your policy includes ordinance or law coverage, and limits vary. Apex identifies and prices code-upgrade items separately from like-for-like repair so the adjuster can apply the correct coverage and you can see which costs may fall outside the claim.
Can envelope restoration be done while residents stay in the building?
In most cases, yes. Apex phases the work by elevation or building with continuous dry-in, so units stay habitable and nothing is left open to weather overnight. Residents are notified before work reaches their units, and access to balconies and windows is scheduled in short windows.
Will the restored roof and envelope carry a warranty?
Yes, where the assembly qualifies: a manufacturer system warranty plus Apex’s workmanship warranty, with terms depending on the system. Both are handed over at closeout together with the manufacturer inspection records, so the warranty file is complete for the owner and the insurer.
What if the damage exposes a pre-existing problem?
Apex documents it, prices it separately and tells you plainly. Pre-existing conditions are not loss-related scope, and blending them into the claim creates problems for everyone. Separating them lets you decide whether to correct them during the restoration, when access is already open and the work is often more economical.
Most scopes touch more than one of these. They all run on one contract.
