Why it compares cleanly
7 of 7 lines priced
Every line on your bid form carries a number. Nothing left as “by others”.
3 unit prices
Hidden conditions priced now, so the total is not padded for them.
2 alternates
Options priced separately, so the base bid stays like-for-like.
3 exclusions
Named on the page, so you can ask every bidder the same question.
RFI log attached
14 assumptions written down — drainage, deck condition, access hours — so the number means the same thing to you as it does to us.

How we hold the date
Materials first
Membrane and insulation ordered the day of award, so delivery is never the critical path.
Weather in the plan
Weather days are carried in the schedule and shown to you, not found later.
Watertight every night
Each day’s section is closed before the crew leaves. No open roof over a tenant.
One look-ahead
The superintendent owns a three-week look-ahead, reviewed with you weekly.
