A commercial roof replacement program removes a failing roof and installs a new, manufacturer-warranted assembly, usually building by building across a property. Apex self-performs roofing on multifamily, HOA and commercial buildings: tear-off, deck repair, insulation, membrane or shingle, flashings and the drainage corrections that keep the new warranty valid.

Roofing is the single largest line in most multifamily capital plans, and it is the one most often bought on price per square. The problem with that is the warranty: a manufacturer will only stand behind an assembly installed exactly to their spec, by a contractor they certify, with their inspector on site at the right moments. Miss any of those and you own a roof with a piece of paper that does not pay.

What drives commercial roof replacement cost

Two contractors can price the same building a long way apart and both be honest about it. These are the variables that explain the gap — worth asking every bidder, not just us.

Tear-off versus recover
A recover is cheaper until the deck is wet. We core it before we price it, and the bid says which we carried.

Deck condition
Rotted or rusted deck is the single biggest variable on a re-roof. Carried as a measured allowance with a unit rate agreed up front.

Slope and drainage
Correcting ponding with tapered insulation costs money now and saves a claim later. Priced on its own line so you can decide.

Penetrations and curbs
Count and condition of units, vents and curbs drives the flashing scope more than the square footage does.

How much does a commercial roof replacement cost?
Commercial roof replacement cost depends on roof size, the system specified and what is found under the existing roof. The main drivers are membrane or assembly type, tear-off layers, wet insulation or deck replacement, drainage and flashing details, access and staging on an occupied site, and the manufacturer warranty required. Apex core-samples the roof before pricing so the number reflects actual conditions.

Should I replace my commercial roof or restore it with a coating?
Restore with a coating only if the deck and insulation are dry and sound; otherwise, replace. A coating can extend a structurally healthy roof, but coating over saturated insulation traps moisture and wastes the budget. Apex takes core samples and moisture readings before recommending either option, and prices both when the roof is a genuine restoration candidate.

How long does a multifamily roof replacement take?
A typical garden-style apartment building is re-roofed in a few days, and a full community is scheduled building by building over several weeks. Duration depends on roof area, tear-off depth, weather and material lead times. Apex sequences the work so no resident is left under an open roof overnight and parking is never fully closed.

Can residents stay home during a roof replacement?
Yes. Apex replaces roofs on occupied multifamily, HOA and commercial buildings as standard practice. Residents get advance notice, each section is dried in before crews leave for the day, staging areas are fenced, and parking is closed in phases rather than all at once. The schedule is coordinated with the site team so daily operations continue.

Who actually installs the roof?
Apex’s own roofing crews install it. Apex self-performs roofing, so the company that holds your contract is also the one on the roof, supervising the installation and scheduling the manufacturer’s inspections. After a regional storm that also means Apex is scheduling its own crews instead of competing with other contractors for the same subcontractors.

What warranty comes with a new commercial roof?
A qualifying roof typically carries the manufacturer’s system warranty plus the contractor’s workmanship warranty; terms vary by system and manufacturer. Keeping a manufacturer warranty valid requires installing to the manufacturer’s published details and passing its field inspections. Apex schedules those inspections during the job and hands over the complete warranty package at closeout.
