Main drivers are finish level, whether cabinets, counters, flooring and fixtures are replaced or refinished, plumbing and electrical changes, material lead times, and how many units can be offline at once. Duration depends on the renovation package and on how many units you can take offline at once. Paint-and-flooring turns move quickly, while full kitchen and bath renovations take longer and depend on cabinet and counter lead times. Yes, on a program with committed volume. Apex publishes a unit price book and holds it for the agreed term, with a transparent escalation mechanism for materials rather than repricing each unit. Consistent pricing lets asset managers forecast renovation premiums and budgets across the whole property or portfolio.
Who buys the materials, the owner or the contractor?
Either works. Most owners hand Apex the specification and let Apex procure. Owners with national purchasing accounts can supply materials, and Apex schedules around those lead times and handles receiving, storage and installation. The choice is made before pricing so responsibilities are clear in the contract.
