Nova Apartments is a mixed-use residential community in San Diego. Apex renovated the interior corridors and installed model-area finishes, working floor by floor while residents stayed home.

On a mixed-use building, residential, amenity and infrastructure work overlap. Keeping trades coordinated floor by floor, and finishing common areas to the same standard as the units, is what gives a new community a finished look on opening day.

In San Diego, permitting and coastal exposure shape the schedule: permits are tracked as a scheduled activity from the first estimate, and exterior assemblies are specified for sun and marine air.
