Breezeways, roofs and site work across Valley Apartments, Albuquerque

The brief

Bring an older community up to standard with a capital plan the owner could fund and schedule in phases.

The challenge

A 1970s property with residents home, open-air breezeways and stairs everyone uses, and high-desert sun on every exterior surface.

What we did

Installed 60-mil TPO roofing, repainted the exteriors and applied coatings, installed gutters across the property, and built dumpster enclosure fencing.

The result

Safer, cleaner breezeways, better drainage and new roofs across the community, delivered one phase at a time with the property open.

Valley Apartments is a two-story, roughly 140-unit community on Indian School Road NW in Albuquerque. Since 2023 Apex has coated the breezeway walkways and landings, repainted doors, stair stringers and railings, poured new concrete, built dumpster enclosures, added gutters and downspouts, and installed TPO roofs with coatings.

Breezeways are how every resident gets home, so the coating and painting ran landing by landing, with a dry, safe route kept open at all times. The roof and drainage work followed, one building at a time.
